Guide · Airbnb
Airbnb, in step with every other channel.
Homestays often sell the same rooms on Airbnb and on Booking.com or MakeMyTrip. How Host Labs PMS keeps them on one calendar, so a night booked on one closes on the others.

Airbnb and every other channel, on one calendar
Airbnb bookings arrive in Host Labs PMS with a room assigned when one is free, and every booking taken anywhere else closes the night on Airbnb, so the same room is never sold twice.
| What happens | What Host Labs PMS does |
|---|---|
| A guest books on Airbnb | The reservation arrives with a room assigned when one is free, and your team is alerted |
| The guest changes dates | The new dates are checked against your calendar before anything moves |
| The guest cancels | The booking is cancelled; if the guest is already in the house it is flagged for you instead |
| A room is booked anywhere else | Rooms left for each room type and night go to Airbnb and every other channel |
| You change a rate | The rate goes to Airbnb and every other channel, for any date range |
| You stop selling some dates | They close on Airbnb and everywhere else at once, and reopen in one step |
Why homestays need it most
Homestays often list the same few rooms on Airbnb and on Booking.com or MakeMyTrip. With a handful of rooms, one booking can take the last free room, so every channel has to hear about it before it sells that night again.
Your listings, matched to your rooms
Each Airbnb listing is matched to the room type it sells in Host Labs PMS. We set it up with you during the free trial, before you switch over.
Your listing text, photos and reviews stay in your Airbnb account. The connection exchanges reservations, rooms available and prices.
Airbnb's service fee
Airbnb takes a host service fee set by the fee structure on your account; your earnings in Airbnb show it for each reservation. Enter it in Host Labs PMS and each Airbnb stay shows what it earns you after the fee and the GST on it.
Airbnb stays, billed like any other
An Airbnb guest gets the same guest app, food orders, UPI on the bill for extras and, when you are GST-registered, a tax invoice with the slab per room per night.
Questions
Does Host Labs PMS connect to Airbnb?
Yes. Its built-in channel manager brings Airbnb reservations into your calendar and keeps Airbnb's calendar and prices in step with your rooms.
Will Airbnb and Booking.com double-book my rooms?
Not when both are on one calendar: every booking, from any channel, updates the rooms available on every other channel straight away.
Can Airbnb guests use the guest app?
Yes. Every guest, from any channel, signs in with the phone number on the booking or a link you send; there is nothing to download.
Do my Airbnb reviews move to Host Labs PMS?
No. Reviews and your listing stay on Airbnb; Host Labs PMS exchanges reservations, availability and prices.
